Vietnam Property Due Diligence Checklist — Before You Pay a Deposit
Do not let urgency replace due diligence
Project launches often create urgency around allocation, price steps or limited units. Urgency does not change the need to verify the transaction.
Before paying a deposit, get clear answers in writing where possible.
10 questions to ask
1. What is my legal buyer status and can I own this exact property?
2. Is this project permitted for my buyer category and is foreign quota available if relevant?
3. Who is the developer and who is the contracting entity?
4. Who receives the deposit and later payments?
5. What legal documents support the project and the sale of this unit?
6. What exactly does my contract give me?
7. What are the payment milestones and late-payment consequences?
8. What are the construction and handover dates, and what happens if they move?
9. What are management, sinking-fund, maintenance or other recurring charges?
10. Which independent lawyer or authorised professional has reviewed the transaction for me?
A useful rule
If a sales answer cannot be independently verified, treat it as a question—not as a fact.
Keep marketing material, reservation forms, contracts, receipts and written representations together.
