How to Build a Property Suburb Shortlist — 3 Filters Before Hype
Filter 1 — daily life
Start with commute, school/family needs, transport, services, safety and the lifestyle you actually need. A suburb can look good on a growth list and still be wrong for your life.
Filter 2 — total ownership cost
Compare the property price with council/strata costs, insurance, maintenance, transport and the finance buffer you need. Cheap purchase price does not always mean low total cost.
Filter 3 — property evidence
Compare the actual property types you can afford, recent sold evidence and the trade-offs between house, townhouse, apartment, land or new property.
Make the shortlist small enough to act
Three to five focused areas are usually easier to research properly than twenty suburbs you barely know.
