The Highest Property Appraisal Is Not Always the Best Appraisal
A property appraisal should not be judged only by who gives the highest number.
In NSW, an agent's estimated selling price must be reasonable and supported by evidence.
Useful evidence can include recent comparable sales, location, the property's characteristics and features, and current market conditions.
A simple question for any agent is: “What evidence supports this price?”
If the market changes and the original estimate is no longer reasonable, the estimate may need to be updated.

General information only. An appraisal is an estimate, not a formal valuation and no sale price is guaranteed.
