Pets in NSW Rentals — The 21-Day Request Process Landlords Should Know
There is now a formal process
Tenants generally need landlord consent before keeping a pet (assistance animals are different). A standard pet application form is used.
21 days matters
The landlord has 21 days to respond. If no response is given within the required period, NSW guidance says the pet is automatically approved without conditions.
Refusal is not unlimited
A landlord can only refuse for specified reasons. If consent is given, conditions must be reasonable. Strata approval may also be required separately depending on the by-laws.
Advertising is separate
A rental advertisement cannot simply say 'no pets allowed'. That does not mean every pet is automatically approved; the formal consent process still applies.
Management takeaway
Use the correct form, diarise the deadline and record the response/reasoning.
Message MANAGE if you need help organising the tenancy process.
