NSW Rental Condition Reports — Why Detail Protects Both Sides
What the report does
The condition report records the general condition of the premises, room by room, including fixtures and fittings. It becomes important evidence at the end of the tenancy.
Detail matters
NSW Fair Trading recommends detailed notes and time-stamped photographs. Visible damage and relevant safety issues should be recorded accurately.
The process
The landlord/agent must prepare and provide the condition report at the start. The tenant completes their part and generally returns a completed copy within seven days of moving in.
Management takeaway
A rushed condition report can create arguments later. A systematic report protects the property record and gives both sides a clearer baseline.
