NSW First Home Buyers Assistance Scheme 2026 — Thresholds & Eligibility
The current NSW thresholds
For contracts exchanged on or after 1 July 2023, the First Home Buyers Assistance Scheme provides a full transfer-duty exemption for an eligible new or existing home with a dutiable value of $800,000 or less.
For an eligible home above $800,000 and below $1,000,000, a concessional rate may apply.
For vacant residential land on which you intend to build, the current full-exemption threshold is up to $350,000 and the concession range is above $350,000 and below $450,000.
Eligibility is not only about price
Key requirements include buying as an individual, generally being at least 18, not having previously owned residential property in Australia (including your spouse/partner where the scheme rules apply), and meeting citizenship/permanent-residency and occupancy requirements.
Do not assume the property price alone makes you eligible.
What to do before you offer
Check the scheme rules before exchange, confirm your borrowing capacity, and build the total buying budget including legal, inspection, loan and moving costs.
