May 2026 Federal Budget: What NSW Home Buyers and Property Investors Should Check
The Australian Government delivered its 2026–27 Federal Budget on 12 May 2026. For a NSW buyer or investor, the key question is not simply what was announced, but which rules apply to the property and date you are considering.
First-home buyers: The Government says the Budget builds on existing low-deposit homeownership pathways and housing supply measures. A deposit scheme is not a guarantee of mortgage approval. Confirm eligibility, participating lender requirements, repayment capacity and purchase costs before making an offer.
Infrastructure and supply: The Budget announced a $2 billion Local Infrastructure Fund, intended to help unlock infrastructure supporting up to 65,000 homes over the decade. A broad funding announcement is not confirmation that any particular suburb, development or individual property will receive an upgrade or approval.
Investors: Treasury says residential negative-gearing changes are designed to apply from 1 July 2027, with grandfathering for properties held before 7:30 pm AEST on 12 May 2026. New-build and established-property treatment differs. The Budget also announced changes to capital-gains-tax concessions. Check the current legislation and obtain individual tax advice before relying on an announcement for a purchase decision.
Foreign purchasers: The Budget extended the restrictions on foreign purchases of established homes until mid-2029, subject to the specific rules and exceptions. Confirm the buyer's status and applicable Foreign Investment Review Board and state duties requirements before proceeding.
For your personal property budget, calculate: available deposit; transfer duty and other purchase costs; lender serviceability; loan repayments at a higher interest rate; strata/council/insurance where relevant; and a cash buffer after settlement. Compare two or three suitable suburbs using recent comparable sales rather than asking prices alone.
