Ho Chi Minh City Property Market 2026 — What Australian Buyers Should Know
The market is active, but not uniform
In Q1 2026, CBRE reported 1,642 condominium units launched in HCMC, a strong year-on-year rebound from a muted base.
In Q2, new condominium supply fell to 850 units, down 48% quarter-on-quarter. That shows why broad statements such as 'Vietnam property is booming' are too simple.
Where is new apartment supply concentrated?
Savills says 2026 apartment supply remains highly segmented by location, product class and pricing. New launches are concentrated in high-end and luxury segments, particularly above VND 120 million per square metre.
Savills also reports that more than 60% of new luxury apartment supply is concentrated in the eastern area, particularly Thu Thiem, and along Nguyen Huu Tho Street in the south.
What Australian buyers should take from this
• Compare project legal status and delivery stage, not only launch price.
• Understand your ownership eligibility before selecting a unit.
• Compare price per square metre and total purchase price, not only advertised deposit.
• Review infrastructure and location claims against real delivery timelines.
• Build rental and exit assumptions conservatively; do not rely on guaranteed-return language unless independently verified and legally documented.
