Can Australians Buy Property in Vietnam? 2026 Foreign Ownership Guide
Short answer
Yes. Eligible foreign individuals can own qualifying housing in Vietnam, but not every property or project is available to a foreign buyer.
Under the current Housing Law, foreign ownership is tied to qualifying commercial housing projects, restrictions on defence/security areas, and ownership quotas.
The key limits to understand
• Eligible foreign organisations and individuals may generally own no more than 30% of apartments in a condominium building.
• For independent houses such as villas and terraced houses, the general limit is no more than 250 houses in an area with a population equivalent to a ward.
• A foreign individual's ownership term is generally up to 50 years from the ownership certificate and may be extended once for up to another 50 years if legal conditions are met.
• Vietnamese citizens, overseas Vietnamese and some spouses of Vietnamese citizens can have different rights.
What this means for an Australian buyer
Do not start with 'Which project looks best?'. Start with: What is my buyer status, is this exact project available to my buyer category, and is foreign quota still available?
Then confirm the contract, developer/contracting entity, payment schedule, ownership certificate process and independent legal review.
